The Barnes-Jewish St. Peters Hospital Inpatient Bed Unit / Inpatient Pharmacy Addition is the winner of a 2009 Best Practices Award for Pre-Project Planning. Awarded by the St. Louis Council of Construction Consumers, the honor recognizes achievement in promoting quality, cost-effective construction.
The 70,000 sf addition was undertaken through a unique Integrated Form of Agreement signed by six parties, including major subcontractors, working collaboratively to ensure project success. It was completed 35 days ahead of schedule with a 4% savings below the original GMP contract. The savings was facilitated by the Lean Construction process, in which all firms and individuals work toward a common goal and share in the risk and rewards.
The project team was unique from the start, selected in part because it was the only one to honestly tell the owner the project would not deliver what was desired under the allotted budget, rather than simply proposing to accomplish what the RFP requested. Based on thorough research and discussion with BJC, the team was able to provide a solution to meet the owner’s needs, ultimately helping Barnes-Jewish St. Peters Hospital to deliver the high-quality patient care for which it is known.
Tarlton is a true believer in the Lean process, and the successes at Barnes-Jewish St. Peters Hospital are positively impacting our standard operating procedures in project management. Based on this experience, the firm is looking for ways to make all our projects -- not just those utilizing the integrated project delivery -- more productive, more predictable and more rewarding for everyone involved. |
