Washington University in St. Louis | 4340 Duncan Historic Renovation

PROJECT NOTES

Tarlton transformed the historic St. Louis Post-Dispatch printing plant at 4340 Duncan Ave. in the Cortex District into a bioscience center with 80,000 sf of leasable space.

Working with BOBB LLC (a Washington University affiliate) and architect HOK, we preserved the historic character of the structure’s exterior while completing core and shell renovation and concurrent tenant fit-outs for BioSTL, Confluence, Arch Oncology and C2N Diagnostics.

The Crescent Building, as it was more recently known, is listed on the National Register of Historic Places. Core and shell scope consisted of the following:
– complete tuckpoint renovation to the existing masonry façade
– addition of a third floor
– complete historic window removal and replacement
– installation of a new elevator in the existing elevator shaft
– the addition of a new elevator shaft and car
– new electrical, water and HVAC systems throughout the structure
– new roof with a walkout terrace
– green roof on the 1950s building addition

Fit-out work included the construction of 15 laboratories (including a BSL2 lab), an environmental room and seven chemistry/tissue culture spaces.

Multiple two- and three-story open spaces surrounded by glass take advantage of the existing large windows and introduce abundant natural light throughout the building. In addition to the elevators, a new ornamental staircase in the lobby provides access to the upper floors.
