Tarlton provided preconstruction and construction management services for the 8,008 sf renovation of the second level at North Brookings Hall.
Work in this 100+ year old building included extensive demolition of masonry walls to create a more open floor plan, major structural modifications and replacement of the entire mechanical systems housed in the attic.
The renovation included open and closed offices, conference rooms, two kitchettes, and high-end finishes. Additionally, the owner had strict accoustical performance requirements for office privacy.
The schedule for this project was critical, as this level is the Chancellor’s Suite.
Pedestrian traffic on the busy campus was a major safety consideration so communication with the owner was paramount. An intricate site logistics plan was developed to address moving materials and HVAC equipment to the building located in the middle of campus. Limited access required the steel to be moved by a spider crane through the busy campus and usage of fire lanes to bring the HVAC equipment closer to the building.
Steel was hoisted through windows and HVAC equipment through an access hole we create in the attic. The team also leveled uneven floors.
