Tarlton was construction manager for the renovation of 4340 Duncan Ave. in the Cortex District, which once served as the St. Louis Post-Dispatch printing plant. Working with BOBB LLC, Washington University’s development arm, and architect HOK, Tarlton transformed the former factory into laboratory space for biotech startups and other emerging companies.
The Crescent Building, as it was more recently known, is listed on the National Register of Historic Places. Tarlton preserved the historic character of the structure’s exterior while completing core and shell renovation and concurrent tenant fit-outs for tenants BioSTL, Confluence, Arch Oncology and C2N.
The core and shell scope consisted of a complete tuckpoint renovation to the existing masonry façade, addition of a third floor, complete historic window removal and replacement, installation of a new elevator in the existing elevator shaft, and the addition of a new elevator shaft and car. The team also installed new electrical, water and HVAC systems throughout the structure, along with a new roof with a walkout terrace and green roof on the 1950s building addition.
Fit-out work included the construction of 15 laboratories (including a BSL2 Lab), an environmental room and seven chemistry/tissue culture spaces. Multiple two- and three-story open spaces surrounded by glass take advantage of the existing large windows and introduce abundant natural light throughout the building. In addition to the elevators, a new ornamental staircase in the lobby provides access to the upper floors.
